Compression Piles and Raised Drainage Grate Used to Level and Stabilize a Building That Sank 4 to 5 Inches on Unstable Wet Ground

We had to addressing Sinking Issues with Compression-Piles during a recent building rehabilitation project in Southlands, Vancouver. The building sank due to unstable and wet ground conditions approximately 4-5 inches, posing a threat to its overall stability. To overcome this challenge and provide a long-term solution, we implemented Compression-Piles at both ends of the structure.

The Challenge

The primary challenge we faced was the unstable ground, which posed a severe threat to the structural integrity of the building. Furthermore, poor drainage and water-related issues exacerbated the situation, making it crucial for us to effectively address these challenges to ensure a successful rehabilitation project.

The Solution

To effectively address the sinking issue, we initiated the process by incorporating Compression Piles, a pivotal solution in this context. Our foremost task involved leveling the ground to proactively counter any potential sinking in the future. Moreover, a significant enhancement was made to the drainage system by raising the grate by two feet. This strategic modification, made possible through the integration of Compression Piles, not only reduced the risk of foundation damage caused by water-related concerns but also played a vital role in overall stability improvement. To further improve stability, we systematically replaced rotten wooden posts and introduced a bracket system.

The Outcome

The building was successfully leveled and stabilized with compression piles, improved drainage and a new bracket system to prevent future sinking.
